ORDER A HOME

So you're a builder and you're ready to order a home from ASK HOMES?

The following guide will assist you in preparing the clients house for the council approval process. Please contact our friendly staff if you require an update in the progress of your job or if you are unsure of the next step.

STEP 1
PRELIMINARY AGREEMENT

This is not a contract. It allows us to obtain all the relevant information so that we can either alter one of our existing designs or start from scratch and design a house to suit your clients specific needs. If you decide not to go with ASK HOMES you can take your soil tests and contour surveys with you. Our team are also happy to work directly with your client to design their home rather than working through you. Remember we are not your competition as we are not builders.

STEP 2
CONTOUR SURVEY

In most cases it is necessary to obtain a contour survey from a licensed surveyor. The contour survey will tell us the relevant features of the block of land. If you own an acreage block please ‘peg out' the area that you intend on building your new home. The surveyor will go to your block and prepare a report that will accurately determine the fall of the land across the building pad, the dimensions of the boundaries aspect - so that we know which way to orientate the house towards the sun. This also identifies where the services are coming from such as your power and water and if there are any easements registered against the land.

STEP 3
SOIL TEST

We will send a soil test engineer to your property, if you are on acreage please ensure that you have marked out your building site. The engineer will dig three holes across your building pad and collect soil samples to determine the type of soil you will be building on. With this information the engineer will be able to prepare a footing or slab design once your plans have been finalized. The engineer will also provide us with a wind loading certificate which classifies the bracing values required in the framework of the house.

STEP 4
PLANS

Once we have the relevant information specific for your block of land then we begin the design stage. The best method is to meet with one of our friendly design consultants or fax us your sketched ideas to work from with as much detail as possible.

From here concept plans will be produced with your help and input. Once you are happy with the concept plans then they are produced to a stage which is called preliminary drawings, these will look like working drawings but don't yet have all the additional information that will be necessary for submitting the application to council. At this stage you can make your final alterations. Colour Selection - Now is the time to select your colours and optional fittings. Your plans will be priced prior to having the full set of plans prepared. At this stage you will pay your balance of deposit. Once we have a full set of working drawings then we are ready for council.

STEP 5
COUNCIL APPLICATION

We can now submit your plans to council for certification and approval.
